Last year the Colorado General Assembly passed Senate Bill 09-276, eliminating the Senior Citizen Property Tax Exemption for tax year 2009. For this reason, qualifying seniors will notice that the exemption will not be reflected on the 2009 tax bill. The Disabled Veteran Exemption was not affected by Senate Bill 09-276 and remains funded.

Senate Bill 10-190, as introduced on April 8, 2010, eliminates funding for the senior citizen property tax exemption for taxes due in 2011 and 2012 (tax years 2010 and 2011). Regardless of whether it passes, your county assessor will continue to process new applications. The bill as introduced does not affect the disabled veteran exemption.

The Broomfield Assessor will continue to process new applications for the Senior Homestead Exemption and those who qualify for the first time in 2011 are encouraged to apply. 

Colorado has two exemption programs, the Senior Homestead Exemption and the Disabled Veteran Exemption.  Please read on to see if you qualify for an exemption and how to apply.

What is the reduction?

In both cases the exemption reduces the actual value of your residential property by 50% up to a maximum reduction of $100,000.  For example, if your home was valued at $200,000, the exemption would reduce the taxable value to $100,000.

Do I qualify?  Eligibility for the Senior Homestead Exemption

  • The qualifying senior must be at least 65 years of age as of January 1 of the year of application.

  • The qualifying senior must occupy the property as his or her primary residence, and be the owner of record and must have done so for at least ten consecutive years prior to January 1 of the tax year.

  • To apply for the current tax year, complete an application and turn it in to the Assessor Department by July 15, 2010.  The application may be printed using the links  below or contact Central Records at (303) 464-5819.

Do I qualify?  Eligibility for the Disabled Veterans Exemption

The exemption is available to applicants who:

  • sustained a service-connected disability while serving on active duty in the Armed Forces,

  • were honorably discharged, and

  • were rated by the Department of Veterans Affairs as 100% "permanent and total" disabled, and

  • owned and occupied the home as his or her primary residence since January 1 of the year of application.

How do I apply for the Disabled Veterans Exemption?

An application my be obtained from the Colorado Division of Property Taxation website at  http://www.dola.colorado.gov/dpt/forms/index.htm and at the Division of Veterans Affairs at the address and phone number shown below.

The application deadline is July 1.  Completed applications should be submitted to the Colorado Division of Veterans Affairs at the following address:
