Property notices of value coming soon! On May 1, Broomfield Assessor Nancy Anders will mail Notices of Value to all real property owners whose property value has changed from 2003. Assessment year 2004 is not a reappraisal year and most values will not have changed from last year. Anders explains that all taxpayers were notified of their appeal rights on the 2003 tax bill that was mailed in January of this year. Only those properties that have value changes due to new construction, addition or remodel to the existing structure, or change in property use will trigger a notice to owners. The values on the notice of value should represent market value as of June 30, 2002 based upon what existed on the property as of January 1, 2004. Sales from January 1, 2001 through June 30, 2002 are used to establish this value. The month of May is reserved for property owners to visit the assessor’s office and discuss any concerns they may have regarding the value placed on their property. Broomfield assessment staff will be available and ready to answer questions. “It is our goal to help you understand the complex property tax system. We will help to explain your value, show you comparable sales in your area and go over your property characteristics with you,” Anders said. Notices of Value (NOV) will be mailed to all property owners on May 1, and property owners are asked to examine the notice carefully. Taxes paid in 2005 will be based upon this value. The goal of all assessors is to establish fair and equitable values for all taxable property in the state. If there are any mistakes in legal description, ownership, mailing address, property classification, property attributes, or questions of a value, residents should visit the Broomfield Assessor’s Office or mail in the bottom portion of the Notice of Valuation on or before June 1, 2004 in order to have a review of the value in dispute. The Broomfield Assessor’s office is located in the west wing of the City and County Building located at One DesCombes Drive in Broomfield.
