Media Release Release Date: May 3, 2002 Rosann Doran Assessor sends notices of value Broomfield Assessor Nancy Anders announced this week that Notices of Value were mailed to all real property owners in the City and County of Broomfield on May 1. Property owners are urged to examine this notice carefully. Taxes paid in 2003 will be based upon this value. The notice will inform property owners of the property value and inventory information received from the predecessor counties. Locally, it also gives citizens the opportunity to visit with the new Broomfield assessment staff regarding their real property. The month of May is reserved for property owners to visit the assessor’s office and discuss any concerns they may have regarding the value placed on their property. The office is part of the Central Records Office on the second floor of the municipal building located at One DesCombes Drive. Personnel in the Central Records Office are prepared to assist and direct questions any taxpayer may have between the hours of 8:00 a.m. and 5:00 p.m. Call 303-464-5819 with questions or to schedule an appointment. Staff members can explain property values, show comparable sales in the area and review property characteristics with owners.
If there are any mistakes in legal description, ownership, mailing address, property classification, property attributes, or if owners want to question the listed value, they should plan to visit the Broomfield Assessor’s Office or mail in the bottom portion of the Notice of Valuation. This must be done on or before June 3, 2002 in order to have a review of the value. Because 2002 is not a reappraisal year, most values will not have changed from last year. Some values may have changed due to new construction, additions or remodels to the existing structure, or a change in property use. The values that owners will see on the notice should represent market value as of June 30, 2000 based upon what existed on the property as of January 1, 2002. Sales from January 1, 1999 through June 30, 2000 are used to establish this value. According to Anders, real estate prices are at an all time high in Broomfield, and the assessor must reflect market values indicated by this sales activity. | ||||||||||
